ASG was appointed by CBRE to replace two failed Airedale CRAC units serving the basement electrical transformer room at the University of the Arts London’s Kings Cross campus, as part of a wider CBRE infrastructure programme. The units protect critical electrical plant, so the cooling had to be restored reliably. The hard part was access: a live university, a confined and hot basement plant room, and large units that had to move through tight corridors, cobbled floors and low-clearance doorways without damaging the building.
ASG decommissioned and removed the failed units, disposed of them in an environmentally compliant way, and supplied, installed and commissioned two new Airedale systems on the existing electrical and chilled water services. The large units were manoeuvred through tight corridors, cobbled floors and low doorways with specialist equipment, and lifted onto the existing plinths under a detailed lift plan with close supervision.
Work was scheduled with UAL’s facilities team and CBRE, mostly out of hours, with method statements and risk assessments approved before any site activity and regular meetings keeping every party informed. The confined, high-temperature plant room called for strict health and safety control to protect engineer welfare.
